For Sale - Leventis House, High Hydra Town
€ Price on Application
143 m2 :: 2 Bedrooms :: Sea View
Leventis House is a new property for sale in Hydra Island Greece, built to a very high standard and impeccably finished. Situated above Hydra town, this Greek Island house for sale commands panoramic views of the village of Kamini and the town of Hydra, all the way to the sea, the nearby islands and across to the Peloponnese mainland.
The interior is very spacious and light with a number of features that are novel to Hydra. The fitted kitchen has a new type of moulded work surface which is easy to keep clean as there is no grouting and all edges are smoothly curved where they join the wall. The well planned lighting is excellent and every room has sockets on all walls low down in each corner (a rarity on Hydra).
This house for sale is above Hydra and so there is an uphill walk to reach it from the town, however the route is gentle with plenty of level stretches to ease leg muscles. Without rushing it takes approximately 15 minutes to reach from Hydra harbour. Well worth it for the view! The street door is fitted with a security buzzer so allows the occupant to let guests in without having to come out of the house.
Half Basement:
Large storage and machine room surrounding two sides of the fresh water cisterna. Here you will find the pump and switches to control the water flow from the cisterna or town supply into the house. There is wiring installed for centrally controlled air-conditioning/heating throughout the house which is managed from the panel in this room, however the actual units are not wanted by the existing owners who prefer ceiling fans and open windows, so incoming buyer would have to install the units as they wish. The basement room is L-shaped around two sides of the cisterna. Just outside the basement door (to the side of the house) there is a stone built cupboard which houses the gas cylinders for the supply to the kitchen oven and hob.
Ground Floor:
large open plan living room with plenty of space for sitting area and for dining area at kitchen end of room. The sitting area of the room features a attractive wall of raw stone and a Swedish stove, a new type of wood-burning fire place to Hydra which is very efficient and a particularly safe way of heating the whole house. The chimney pipe runs through the ceiling to the floor above which helps to heat the whole house not just one room. The floors throughout are of a new innovation to Hydra. The base is smooth concrete which is then covered with a pale grey slurry, left to harden and then sealed with a matt glaze. It is very hard wearing, easy to keep clean, has an attractive aged look and is an excellent contrast for carpets and rugs.
Kitchen:
The kitchen is excellently fitted with white cupboards and steel coloured fittings (oven, hob and extractor will be included, but the free standing fridge/freeze and mircowave will not be). The work surfaces in the kitchen are also a new innovation on Hydra. The work surface is to two walls and moulded as one piece about 5cm thick with no awkward angles and smooth curved edges. At the walls it smoothly curves up about 40cm. There is absolutely no grouting nor joins as you would have with tiles and so can be very easily kept clean. It looks very elegant and from a practical point of view is extremely hardwearing. Unlike marble or wood, if it gets dented or something heavy is dropped on it and causes a crack, it is easy to mend without having to be replaced. It's also reasonably heat resistant.
At the dining end of the living room there is an alcove for the washing machine and a cupboard under the stairs for storage. From the alcove, through a small hall with fitted cupboards and two door wardrobe you'll find a well appointed shower room and the good sized master bedroom.
First Floor:
Stairs (with a door from the dining area of the living room below) take you to what is at the moment an open plan floor, with a mezzanine floor (with double bed) and shower room to one end, and is currently used as a living and office space. To the front, double doors open to a large balcony terrace and another door at the end under the mezzanine floor opens to a side balcony that is just a little bit smaller. The ceiling is open to the rafters and the floor is of attractively stained (pale grey) wood. The lighting is particularly well considered with small halogen (low wattage) lamps which create excellent atmosphere. Wooden stairs take you to the mezzanine floor which is big enough for a moderately tall person to stand up in and a double bed with cupboards will make this a practical second bedroom. The floor space below the mezzanine could very easily be modified and a wall put up to create another en-suite double bedroom, converting the house from a one bedroom with mezzanine spare room to a two double bedroom with spare mezzanine room if wanted.
Outside:
There is a combination of paved terraces and garden area with more than enough space to the side (private, sunny corner) for a large Jacuzzi to be installed. The main entrance terrace has a low wall and three square planting spaces, intended for fruit trees. The terrace above the entrance one is perfect for summer dining and you could easily seat 30 people if you have furniture enough. To the side of house (with the entrance to the basement) there is a perfect area for hanging out laundry and on the other side of the house you have a good space for a garden.
It should be noted that the owners intend continuing to add trees and planting the garden until a sale is agreed. Some trees have been planted since the pictures on this site were taken.
Views:
Knockout! 180 degree vista that is breath-taking and can be seen from every point of the house or outside.
